Letting Your Flat – the different levels of service you can chose

There are a number of different ways you may chose to work with us and those ways are detailed below!

  • The Fully Managed Level of Service – Charged at 20% of the Rental Fee

We visit your property and assess its market value for holiday lettings , and advise you on all the legal and financial issues, as well as how to prepare your home.

We supply all the legal protections and contracts you will need to protect you in the event of problems.

We create the web page and get the advert live on the internet.

We respond to enquiries on your behalf and screen all the potential holiday makers for you.

When we feel we have an enquiry which matches your requirements we then forward all of their details to you for you approval

We then organise payment from the holiday maker – first of all a non-refundable booking deposit. This is payable to you whether the booking goes ahead or not.

We then take payment of the remaining balance of the rental fee as well as a refundable breakages deposit.

Prior to the arrival of the holiday maker a property check is undertaken so that we have a direct knowledge of the condition of the flat or house before occupation.

We’ll work with you to ensure that they find the whole place looking welcoming and comfortable.

Your holiday guests are  greeted by us at the door and shown around the accommodation, ( or if more appropriate keys are sent to them). That way we know they know how everything works , where everything is and all the benefits and assets of your property.

During the course of the stay we provide support to the holiday makers and a point of contact for any problems with heating , lighting, electrics, plumbing etc. Any costs incurred to maintain the property and service standards are then passed on to you, with documentary support, along with a 10% admin fee. This kind of work is restricted to essential serives such as water, gas and electrics. Issues like ‘the DVD player doesn’t work’ are reported to you and your instructions are followed.

When they are ready to depart we will conduct a property check with them, checking that everything is present and correct and thereby ensuring that the property comes back to you exactly as you would wish it.

For an additional cost of £15 an hour we can then clean and air the property again and strip the beds, removing all traces of your visitors thereby keeping any inconvenience to yourselves to an absolute minimumif you request. We can also launder your bed linen and towels if requested.

Once the holiday makers have vacated the property, after a maximum of 14 days the refundable deposit is returned to them and the balance of the rental fee is passed to you – less the relevent agency fees ie 20% of the rental fee and any costs you have approved during the course of the tenancy.
