Using Us to Manage Your Bookings and Rentals

Once you think that letting your property to holiday makers might be for you, but don’t want the hassle of doing it yourself, or prefer to let someone more experienced do it for you, then we can arrange a visit to come and see the property and give you an indication of what market your home would be suitable for, and what kind of rental rates you could expect.

These obviously differ from season to season – and accommodation is notoriously hard to find during particualr events like the Brighton Festival and Gay Pride so those periods command a premium!

Having assesed the accommodation we will then offer any additional advice as to what you may want to do to the flat to ensure a problem free rental .

Then we will take pictures and put together a profile of the accommodation which will be published on our website.

When someone expresses an interest in your property we will contact you and give you a insight into the profile of the prospective tennents and the dates they are looking to have the accommodation. If this meets your satisfaction then we confirm the booking with the client.

At that point we take a non-refundable deposit from the client for 25% of the rental charge. This means that you will still receive monies even if the client changes their mind.

The full settlement of the rental charge due must be paid by the client at least 14 days before they can take occupancy – unless you are offering Last Minute Bookings in which case it payment must be cleared by the previous day of occupancy.

At this point they have also transferred a refundable deposit of £250 against damages and breakages. This is returned to them a maximum of 14 days after they have vacated the premises (less any relevent deductions). Rental payment is then forwarded to you on the same day that it clears our account – less the relevent booking fees.

Then, depending on the level of service you have requested we will either let the clients into your accommadation on your behalf or you will arrange drop off and collection of keys yourself.

At the end of the tennancy both parties are invited to complete a reference – this means the best clients and landlords get the credit due to them and from that increased bookings!

For a standard fee of 20% of the Rental Fee we provide:

  • Photography and property visit to advise on rates and property preparation.
  • Fully managed booking process and receipts of payments for rental and deposits.
  • Key Management Service.
  • Meet and Greet service to your clients.
  • Property inspection pre and post clients stay.
  • Additional cleaning services available at very competitive rates, covering linen and towels if required.
