Located just 3 minutes walk from the sea-front, this spacious three bedroom flat benefits from lots of light and a smart modern decor!
Set in the heart of Kemptown its very well situated for the beach as well as the restaurants and bars of Kemptown.
The flat is on the second floor of this Grade II listed building (no lift) so not suitable for people with ability problems, but there is lots of storage space in the Ground Floor lobby for pushchairs etc. 
The lounge is modern and bright, running the full width of the building so benefitting from plenty of both morning and evening light. There is ample seating for up to eight people and a king sized sofa bed for an additional 2 sleepers.
The kitchen is self-contained so other guests can enjoy breakfast without disturbing and guests sleeping in the lounge and there is a kitchen table with plenty of room for 8 people dining informally.
The bathroom is small and has a power shower, but is perfectly adequate for a holiday stay, and is modern and smart in its decoration. Again the bathroom can be accessed without disturbing anyone sleeping in the lounge.
The master bedroom has a double bed and there is plenty of space for a babies cot (not provided), whilst the second bedroom has twin beds and plenty of storage space. The third bedroom is small but bright and attractive with a double bed.
There is also a large vestibule area as you enter the flat for all your coats, beach equipment, push chairs etc. helping you to keep your living spaces nice and clutter free.
The communal areas are a little tired – but the flat itself is very attractive and modern.
Another negative note – parking is very difficult in this immediate area and so anyone visiting by car should anticipate a good 10 minute walk in land to any free parking areas. There is an NCP car park within 5 minutes walk if you want to keep the car in close proximity for expeditions and the like, but its expensive so perhaps not suitable as a long term parking solution.
All in all, a very comfortable flat for a larger family group – within 2 minutes walk of the beach and 5 minutes to the Pier.
